In April 2021, our company (2690015 Ontario Inc.) successfully secured approval for an 88-unit residential development at 101 Meadowlily Road South in London, Ontario, despite significant opposition and environmental concerns. The project, comprising 36 single-family homes and 52 townhomes on former abandoned farmland, faced organized resistance but was completed through strategic planning and community engagement.
We launched a dedicated website (101meadowlily.ca) providing factual information about the project. The website directly countered false claims with satellite imagery showing the development was outside the protected area and included comprehensive project details to maintain transparency with stakeholders.
We conducted multiple consultation sessions in September 2020 and March 2021, creating meaningful dialogue with residents. This approach allowed us to gather valuable feedback and demonstrate our commitment to community concerns.
Generous buffer zones provided and committed to planting more trees than would be removed. The project included approximately 430 meters of new public trails, creating a net gain in public green space.
By directly addressing misinformation, engaging meaningfully with the community, and demonstrating environmental stewardship, we transformed potential project-killing opposition into a workable compromise. This approach not only secured approval but facilitated resolution of subsequent legal challenges, allowing this important housing project to proceed efficiently despite significant initial resistance.
The redevelopment of the former Monsignor Uyen Catholic School at 255 Lark Street in Chatham, Ontario, into a 160-unit residential development demonstrates how community engagement, strategic planning, and adaptability can overcome development challenges. This project successfully navigated various obstacles while maintaining strong relationships with local stakeholders.
The development encompasses 1.8 hectares (4.5 acres) and consists of eight buildings designed as stacked townhouses, each unit having separate entrances with a maximum height of four storeys. The project aims to provide much-needed housing with efficient building design utilising existing infrastructure.
Through strategic community engagement, flexible planning, and professional project management, the 255 Lark Street development successfully rezoned a former school property into a modern residential complex. The project demonstrates how developers can effectively address community concerns while maintaining project viability. Official plan amendment and zoning approval were granted by Chatham-Kent Council in December 2024, marking a major milestone in enhancing local housing options.
